4 unit brick multi-family: sale by owner

This can be a good buy for someone (s), especially if they want to do some cosmetic remodelling upstairs.  Functionally solid multi-family and the two downstairs units virtually remodelled w/ tile bathrooms, etc..  My latest adventure tells me it is time to sell.  Was asking 175k but now I'm ready to come down substantially.

Water leak upstairs front from chimney.  Took it on myself when I should have hired a pro.  $$$ grew and grew.  Still need to get the apartment sheet rocked and painted.  Plus big time chimney repairs.  Will probably sheetrock and paint the whole unit now.
