Most Real Estate brokers in days gone by conducted closing themselves.   Attorneys in most states have lobbied to make it a requirement for Title/Closing companies to have attorneys as principals.

I know very few people who would be foolish enough not to use an attorney to conduct a closing even if private financing were involved.   Even though 32% of real estate deals across the country in this market are cash transactions----there are very few investors who would not pay a couple hundred dollars to have a competent attorney conduct a 35 to 40 year title search.    Of course you can always have some Indian firm do it on line for 40 or 50 bucks.   Caveat Emptor    -----there are so many robo- signed mortgages on properties that were assigned to other lenders or servicers out there that titles will be screwed up for years....   penny wise and pound foolish.

Speaking as a real estate broker in NH for 25 years and commercial  mortgage broker for 15 years.   Got out of the residential mortgage business when kitchen originators required licensing.   Even loan modifications are technically rewritten- rerecorded and require special title insurance.
