6 Acres in Grafton, NH

I have a client who is selling off 6 acres in Grafton.  It is located just about a mile from Rt. 4, about 50 minutes from Concord and 40 minutes from Lebanon.  This land does not have road frontage, but will have a deeded right-of-way to the land behind the owners house, once the subdivision is done.  You can see some more info by going to:

The price looks great, and is the listing for taxes correct - zero dollars and zero cents?  Sounds like a libertarian's dream come true....unless it's an omission

I don't really know how property tax is done in NH so much, but I'd guess that it was not reported rather than no tax existing for the property.

The taxes will be assessed by the town when the property is subdivided.  Although we set a value, the town has to assess their value on the property, and tax accordingly.

BTW, there are no views, so we don't have to worry about the view tax.  And it is right next door to the town's only full-time police officer.   I would hope that would make it a safer place to live!

BTW, there are no views, so we don't have to worry about the view tax. 

Please tell me you're joking.  They don't really tax views...do they?

Is this a pretty standard going price for land in NH when you get a bit out of the cities?

Around my current home (WA), I can pick up 5 cleared acres for $20-25K, and $30K for river frontage.

Course, it's more around the Puget Sound region.

From what I've seen, $28k for 6 acres in any part of NH near civilization is definitely on the low end.

And sadly there IS such thing as a view tax.  You don't want to know about it.   :(

No, certainly not! There is certainly not a view tax in NH!
