There are 85 acres of land available in Grafton NH for $195,000.  The seller is pretty firm on his price, though, since it just went on the market.  It has 800' of road frontage on Route 4, just next to the Danbury town line (which has plenty of zoning.)  The seller claims that the timber on this land could bring in from $75-100,000.  The lot next door has been logged extensively.  There are good building sights on this land.

I could buy it but I don't have the necessary capital for development and can't tie up what I do have for any length of time.  What are the local regs on subdividing and is this parcel even suitable for subdivision? How much of it is woods, what kind of trees, hard or soft, and what about water and power?  What is the terrain like?  Do you have a link to diagrams and/or photos?
